Air conditioner
The air conditioning systems are each controlled by the remote controls. Please do not change the basic settings. Please use the air conditioners moderate, because of the very high power consumption. Unfortunately, we have to charge for usage above-average (see electricity flat rate). Arrival and departure Unless otherwise agreed, the Finca is available from 4 pm on the day of arrival and until 10 am on the day of departure.
Barbecue
Due to the dryness in the summer months, there is a high risk of fire. Please do not let the barbecue burn unattended and extinguish the fire as best you can after grilling. We kindly ask you to leave the barbecue area clean for the guests following you. Many Thanks!
Bed linen
The bed linen is available according to the number of persons of the booking. The beds are made shortly before your arrival. You are also welcome to use our linen change service (for example: after 1 week). Please send us a short email or phone with us.
Cat
There is a (half) wild cat on the property, she guards the finca:-) The cat lives year-round in thre nature and does not come into the house (please also do not take actively into the house). Feel free to feed the cat with cat food.
Citrus fruits
You are welcome to pick oranges, lemons and limes from the trees to eat or make delicious juice. Please pay attention to the water pipes. These are laid above ground and are partially secured with iron rings and angles.
Cleaning
The finca and the casita are completely cleaned before arrival (bedroom, bathroom, kitchen, etc.). Should you wish to have additional cleaning during your stay, you can book it optional. Please send us an email or phone with us.
Damage
Do not worry, damage is never planned and always comes unannounced! Please let us know, so we can arrange for replacement (e.g.: glasses, plates etc.). This will also please the following guests. There are no costs for you, small damages are covered by the rent. However, if bigger things break, then this can usually be clarified bilaterally or via an insurance.
Electricity / fuses
The power lines in the finca correspond to the German standard (which is not common in Mallorca). But unfortunately it can happen that fuses are triggered. This is due voltage fluctuations of the network caused of the enormous power consumption of the island in the main season. There are several fuse boxes on the property. One is located directly behind the front door of the finca. There you will find all fuses for lights, sockets, stove and heaters. A further fuse box is in the utility room below the stairs to the roof terrace. There, the pool, the air conditioning and the guest house are secured. The guest house has an additional fuse box behind the bathroom door. At the carport on the left there is another fuse box, which secures the exterior lighting etc. Rarely, but it may happen that the main fuse for the entire property triggers. Then please contact us immediately, we will take care of it. The fuse box for this is not on the site, but on the road about 500 meters away.
Electricity flat rate
As described under the item air conditioning, a normal consumption is included in the price (about 100 kwh / week; this means e.g. 3 air cons 6 hours/day each). However, in the past we had guests with enormous consumption (1000 kwh / week). Therefore we have to pass the costs on to you (0.30 € / kwh, as of 01.05.2018) and the amount of the deposit withheld (see conditions 7.3). Thank you for your understanding.
Entrance gate
When you leave the property, please close the gate and secure it with the padlock. Filling refrigerator before arrival You will arrive late and do not want to go out and buy some food? We are pleased to offer you an initial filling of the refrigerator as an option. Please send us a short email or phone with us.
Food
In Llucmajor there are several supermarkets with all goods for your daily needs (Mercadona or Hiper supermarket). There is also a branch of the drugstore chain Müller.
Gardener
In order to maintain the garden in its good condition (lawn, plants, etc.), it is necessary that in the summer months the gardener comes once a week to mow the lawns and to clean the pool. He will make himself noticeable by honking / ringing / calling. Thank you for your understanding.
Garden furniture
There is a table with eight chairs at the main house and six sun loungers at the pool. If you want to change this, no problem. Please return them to the original location before departure. At the pool loungers, we would like to kindly ask you to use bath towels for hygienic reasons. Many Thanks!
Insects
Due to the rural location of the finca (e.g. ants) can not be prevented. Please take care not to leave food leftovers and bring your garbage regularly (preferably daily) to the dumpster.
Internet
On the finca there is a free Wi-Fi Internet access (W-LAN name: ConectarBalear_745M / password: 3R3U643US2).
Kitchen
equipment The kitchen is fully equipped with the things of daily use. For example, a Nespresso coffee machine (capsules are available in the Hiper supermarket), pots, plates, juicer, ceramic hob, microwave (grill, baking, microwave), dishwasher and a fridge / freezer (guest house: only fridge).
Outdoor lighting
The lighting of the driveway, the way to the guesthouse and the outside light above the house entrance are controlled by motion detectors. The palm lighting can be turned on and off at the outdoor switch on the terrace.
Persianas (shutters)
We recommend keeping the Persianas, windows and curtains (conservatory) closed during the day when the outside temperature is high to minimize the heating of the interior. Please close the Persianas and windows on departure and lock them. Many Thanks!

Pool
The pool is checked once a week for its water quality and it will be cleaned, too (see gardener). Since the pool is located in the middle of nature, flies or leaves land in it. You can clean with the landing net the water surface, it is located at the side of the pool. Furthermore, there is an outdoor shower with fresh water available. On the pool terrace are two outdoor sockets to charge cell phones or plug in a mobile speaker.

Toilet / sewage
Mallorca also has a different wastewater treatment than e.g. Germany. The finca is located in rural areas and is therefore not connected to the main sewage. Therefore, there is a large septic tank on the property. Since the supply line has only a slight slope, please rinse several times after using the toilet. And as always: please do not dispose food leftovers or toiletries. Many Thanks!
Tourist Information
A tourist office is located on the market square in Llucmajor.
Towels
A small towel and a big towel are available per person per week. For the pool or beach please bring your own towels. A washing machine is available in the utility room under the stairs to the roof terrace. Dish towels are also available.
TV / audio system
The main house and the casita each have a flat-screen TV. The TVs have a multimedia connection. In the conservatory is a CD / radio system (MP3 / USB enabled).
Waste disposal
In Mallorca, there is no municipal garbage collection at the property. The waste must be disposed of in public containers by yourself. The next container location is on the way to Llucmajor opposite the Policia Local. Please make sure that you leave no waste / garbage on the finca on departure.
Water supply
The finca has its own depth spring (140m), from the wonderfully fresh groundwater is available. The water quality corresponds to German tap water and can be drunk without hesitation.
